Handbook for Dutch Mass Timber in Detail: 30 Reference Details for Scaling Up Mass Timber Construction

CLT Details & Mass Timber Design Handbook

30 reference details for scaling up mass timber construction

Mass timber construction is moving from pioneering projects to large-scale application. To make that shift possible, architects, engineers, developers and contractors need more than ambition. They need clear, tested and repeatable details.

This handbook by Urban Climate Architects and MAATworks presents 30 fully developed LoD 500 reference details for CLT and mass timber construction. Based on the analysis of twenty realised residential buildings in the Netherlands, it shows how high-quality detailing can help accelerate safer, faster and more predictable low-carbon housing.

For clients looking for a CLT architect, this research offers a practical foundation for turning mass timber ambition into buildable design.

Our vision

Why standardisation is essential for mass timber design

Why standardised CLT details matter

Interest in biobased and mass timber housing is growing quickly. Yet many projects still rely on bespoke detailing, one-off engineering solutions and repeated technical discussions between design teams, consultants and contractors.

Standardisation helps solve this.

By working with shared principles, consistent detail quality and proven technical solutions, mass timber construction becomes easier to design, easier to assess and easier to build. This is essential for developers, housing associations and public clients who want to scale up low-carbon residential development without compromising on safety, comfort or architectural quality.

A strong detail library also supports the work of every timber architect aiming to deliver housing, urban densification or transformation projects in mass timber.

What the handbook covers

The handbook brings together technical research, realised building experience and practical design guidance. It focuses on the details that most strongly influence performance in multi-storey mass timber construction.

The research addresses:

  • fire safety
  • acoustics
  • moisture control
  • structural stability
  • services integration
  • buildability
  • repeatability
  • design coordination between architect, engineer and contractor

The result is a practical knowledge base for teams working with CLT, engineered timber and other mass timber systems.

Rather than presenting mass timber as a theoretical ideal, the handbook shows how details perform in real residential buildings.

Learning from twenty realised timber housing projects

The research is based on twenty completed mass timber residential buildings in the Netherlands. By studying these projects in detail, Urban Climate Architects and MAATworks identified recurring solutions, technical bottlenecks and opportunities for improvement.

The handbook is structured around four core themes:

  1. why high-quality detailing is essential for scalable mass timber construction
  2. what can be learned from realised timber housing projects
  3. how building physics, fire safety, acoustics and structure interact
  4. how repeatable details can support faster, more predictable and more affordable timber construction

This makes the publication relevant for architects, developers, contractors, engineers and policy makers who want to move from individual pilot projects to a mature mass timber building culture.

From bespoke solutions to scalable mass timber systems

In multi-storey mass timber construction, performance is determined in the details. A wall-floor junction, façade connection or service penetration can influence fire safety, acoustic comfort, structural behaviour and long-term durability.

When these elements are solved clearly, projects can move faster. Design teams spend less time reinventing details. Contractors can build with greater confidence. Clients gain a clearer understanding of quality, risk and cost.

For developers comparing timber vs concrete, these details also help make the wider benefits of mass timber more tangible: lower embodied carbon, lighter structures, shorter construction times and better opportunities for circular building.

What every architect should know about CLT detailing

CLT detailing is not a technical afterthought. It is one of the main conditions for successful mass timber construction.

Good detailing helps determine whether a building is safe, comfortable, efficient and scalable. It also affects procurement, engineering time, site coordination and long-term performance.

This handbook shows that:

  • detailing is key to scaling up mass timber housing
  • fire safety, acoustics, moisture control and structure must be resolved together
  • standardised LoD 500 details can reduce uncertainty in design and construction
  • repeatable solutions improve collaboration between architects, engineers and contractors
  • open knowledge sharing can help the whole sector build better timber buildings

For clients preparing a mass timber housing project, working with an experienced CLT architect can help connect early design ambition with technical feasibility.

Application in projects

The insights from this handbook are not abstract. They are directly connected to Urban Climate Architects’ work in timber architecture, circular construction and low-carbon residential development.

Relevant projects and research include:

  • The Urban Woods Delft – application of the reference details in a fully mass timber residential building.
  • C-CLT pilot projects – alignment with circular CLT research in collaboration with TNO.
  • Ringpass Delft – a mass timber sports complex with performance-driven detailing.

    Methodology

Research methodology: from analysis to handbook

    Research methodology

This research was initiated by Built by Nature and carried out by Urban Climate Architects in collaboration with MAATworks.

The study combines architectural design knowledge, engineering expertise and technical research. Its aim is to make the detailing of multi-storey mass timber buildings more transparent, more consistent and more widely applicable.

    For this research, the team:

    • selected recently completed timber residential buildings
    • analysed construction details down to 1:5 scale
    • assessed acoustic, fire safety and structural performance together
    • combined on-site measurements, interviews and technical drawings
    • translated recurring insights into directly applicable reference details

The result is a practical overview of proven solutions and recurring challenges in CLT construction, engineered mass timber buildings and solid timber housing.

This creates a valuable knowledge base for architects, developers, contractors and public clients working towards biobased buildings, circular materials and healthier residential environments.

    Working together

This handbook is the result of close collaboration with a broad network of partners, including:

Built by Nature · MAATworks · TNO · TU Delft · European Network for Mass Timber Construction · World Green Building Council · BiodiverCities · Wood Works · Stichting HoutbouwNL · Biobased Creations · ESG Real Estate · Dutch Green Building Council

Together, these partners contribute to a shared goal: making mass timber construction more reliable, more scalable and more accessible for the building industry.

    Conclusion

Mass timber construction will only reach real scale when design, engineering and buildability are aligned from the very beginning.

This handbook provides a practical step in that direction. Through shared reference details, technical clarity and open knowledge, it creates a stronger foundation for high-quality mass timber housing in the Netherlands and beyond.

For Urban Climate Architects, this research is part of a wider mission: designing circular, Paris Proof and low-carbon buildings that help cities grow in a healthier and more climate-conscious way.
