Urban Climate Architects - Transform Empty Spaces Above Shops into Livable Urban Homes

Urban Climate Architects offers innovative solutions for empty spaces above shops in city centers. Our goal? Increasing the quality of life, social control and multifunctionality in urban areas. With our research “Living Above Shops”, we specifically focus on transforming unused upper floors in the heart of The Hague into living space. This fits seamlessly with the urban and economic ambitions of the municipality of The Hague.

Living Above Shops: Life and Dynamics at the Center

Urban Climate Architects is working with the Municipality of The Hague to develop new living spaces above shops in the city center. This research stimulates the reuse of existing buildings and provides more vibrancy and social control. The municipality of The Hague strives for a versatile center with a mix of functions — from living to shopping and hospitality — which contributes to a vibrant city that is attractive for young and old.

The Importance of Mixing Functions

The city center of The Hague, with its historic character and diversity, is the beating heart of the city. By blending functions such as homes, stores and offices, we want to create a dynamic and vibrant environment where people stay longer and where there is more social interaction. This not only increases the quality of life, but also makes the center attractive for diverse target groups such as young people, two-earners and seniors.

Challenges in Creating Living Above Stores

While the idea of living over shops offers many advantages, it also comes with some challenges. Examples include restrictions within the zoning plan, fire safety requirements and possible privacy and environmental aspects. Many historic buildings in the center are subject to protective regulations, which makes adjustments difficult. In addition, many of these buildings are owned by different owners, which can delay cooperation and planning. Moreover, there is often no direct access to the upper floors, which requires creative solutions.

The Assessment Model: Three-Phase Feasibility

Urban Climate Architects has developed a special assessment model to quickly and efficiently test the feasibility of “Living Above Winkels”. This model consists of three phases:

  1. First Check — Return
A quick analysis of the financial picture, comparing potential rental income against the costs of renovation and renovation. This gives owners and developers immediate insight into the possible profitability.
  2. Second Check — Zoning Plan and Exemptions
In this phase, it is examined whether the plan fits into the zoning plan or whether exceptions are possible. This is particularly relevant in protected cityscapes, such as in The Hague, where a balance between modernization and preservation of historical value is essential.
  3. Third Check — Construction and Fire Safety Regulations
Here, we test the plans against the construction and fire safety requirements, with attention to escape routes, structural safety and specific requirements for inner-city areas.

Welfare and Monument Policy

Urban Climate Architects takes into account the welfare and monumental guidelines of the municipality of The Hague, so that new additions contribute to the aesthetic and cultural-historical value of the city center. Strict rules apply to monumental buildings, and we ensure that our proposals respect the unique appearance of these buildings.

Collaboration and Flexibility

In cooperation with the municipality of The Hague, Urban Climate Architects is committed to the realization of “Living Above Shops”. The municipality facilitates this process with accessible contact points and flexible options within the zoning plan, provided that the plans contribute to the desired mix of functions and the quality of the city center.

Conclusion

Urban Climate Architects' “Living above Shops” research offers a future-proof solution for vacancy in city centers, and increases the range of housing in the city center of The Hague. Our assessment model provides owners and investors with insight into the feasibility and profitability of living above stores. In doing so, together with the municipality of The Hague, we contribute to a vibrant, versatile city where old buildings get a new use.

Transforming empty spaces above stores into sustainable homes

Using the hidden space in the city

A huge opportunity is hidden in Dutch city centers: empty spaces above shops. With smart transformation of an existing building and sustainable construction we are turning these places into new homes.

This is how we contribute to urban densification without using extra space and we give the city new energy.

Transformation as an engine for circular construction

This task requires a different way of thinking. If building transformation architect and renovation architect Netherlands we focus on the reuse of existing structures.

With circular construction in the Netherlands and reuse of building materials creates a sustainable solution that goes beyond new construction.

Timber construction as a smart addition to existing buildings

Sustainable construction only really gains strength when we opt for biobased construction and smart, circular solutions. That is why we are also focusing on timber construction here: from CLT construction Netherlands to build solid wood and engineered timber buildings NL.

If timber construction architect we design lightweight structures that are suitable for existing buildings and provide minimal load.

Transformation above stores: circular and biobased construction in the city

Smart densification without new construction locations

Housing demand is growing, while space is scarce. By using empty spaces above stores, we are creating homes within the existing city.

With urban densification and transformation of office building into a home-like strategies, new living space is created without expansion.

Circular construction as a starting point

The same applies here: the existing city is the starting point. With building circular materials and reuse of building materials we create sustainable solutions that last.
